Many homes, old and new, can develop foundation problems and structural issues. Your house may be showing you signs of foundation settlement like cracks in brick or drywall, sticking doors and windows, or uneven floors. These warnings may indicate that your home is in need of foundation or structural repair. If these signs have bothered you long enough, you may be considering hiring a foundation contractor. However, this can be a difficult process because of the complexity of foundation repair. Not all foundation contractors come with the same information, expertise, and integrity.

FOUNDATION REPAIR PROBLEMS

Seeing the Warning Signs.

Do you notice cracking in the bricks on the outside of your home? Perhaps you see cracks on the inside walls, especially near windows and doors. Your home might have sagging or sloping floors. Doors and windows may seem stuck or hard to open. Maybe the chimney is trying to pack up and move away from the rest of the house. There are many signs that your home could be experiencing that indicate a possible foundation issue at work.

Moisture damages wood severely because it causes mold and rot. It makes wood compact and “smoosh” under the weight of your home causing uneven floors, doors and windows to not open and close properly, and cracks in interior walls. Although we recommend a sealed crawl space design or encapsulation system with possible drainage to prevent any future moisture problems, chances are some damage has already been done to distress and modify your home’s structure.

Structural Concerns.

If you choose to pay attention to the clues your house is showing you, many times problems can be stopped before they worsen. The structural reliability and health of your home isn’t only important because of the safety of your family and belongings, but it also can influence the value of your home later. The layout of your home and its support system underneath should be one of the most important and examined components of a home’s reputation and stability. Sadly, this commonly overlooked area causes homeowners, new and old alike, many worries and issues. Gain the peace of mind that your biggest investment is properly supported structurally.

FOUNDATION REPAIR SOLUTIONS

Custom Solutions for Your Home.

Although the warning signs can be the same among many houses, the solutions must be uniquely tailored to the specific design and circumstances you’re experiencing. Multiple factors influence this including the type and consistency of soil, moisture in the air and soil surrounding your home’s foundation, what type of foundation supports your home, and how it was originally constructed. In order to determine how to properly support your home’s long-term well-being, we recommend having an inspection by one of our highly knowledgeable technicians. They can not only recommend the proper durable solution, but they can explain why the solution makes sense and is guaranteed to work. When VFS installs foundation push piers they carry a lifetime guarantee. We can close the cracks in your bricks never to be re-opened again.

Push piers are installed around the perimeter of a sinking foundation. The area next to the foundation is excavated by hand to remove any obstacles and all dirt down to the base of the cement foundation. Then the footing for the push pier bracket is prepared by grinding the cement until it is flat to create a flush fit against your foundation. The bracket is bolted in place, and the steel piers are drive through the bracket hydraulically into the ground until they reach a point of resistance in load-bearing soil. This transfers the weight of your home onto the deep solid soils well below the surface so your foundation will stay in place. Using this resistance, structures are able to lift back into place closing cracks in bricks and gaps in walls.

Other structural issues exist in the crawl space. Once the wood under your home has been compromised and has compressed under the pressure of your house’s weight, VFS can repair or replace the vital beams and joists with new wood to support those lines under your floors and walls making them level once again. We can replace and install additional support pier made of steel forged by our manufacturer Supportworks. These are installed on engineered footings which are designed by first digging a 24” deep hole, compacting the soil at the bottom, next filling with 12” of crushed stone, and lastly pouring a 12” thick concrete footing, which the steel piers are cast into. This ensures that the new supports will not fall victim to settlement in the future. Once the stable base is cemented and dried, the piers are customarily adjusted to lift the structure back into place, fixing uneven floors, un-sticking doors and windows, and closing cracks.
